General Information
The Lancaster County Council adopted the Unified Development Ordinance
regulating land use within Lancaster County. This ordinance separates
the county into distinct zoning districts of like uses. The ordinance
recognizes the current use as well as potential development. Before
erecting or placing any new structure on a parcel of land, you must secure
a zoning permit for that use. Cost of the permit is $35.00. You must have
this permit before visiting DHEC for a septic tank permit.
A permit is required to construct new or alter existing buildings on any parcel
of land within the county. A modular home is considered to be the same as a "stick built"
residence and may be placed in any zoning district. A mobile home permit is required to place manufactured
housing on any parcel of land within the county. Mobile homes are restricted to certain zoning districts.

Permits are based on the estimated construction valuation based on a nationally recognized formula. Construction
without benefit of permits may result in doubled permit fees and fines of up to $500.00 per day.
