The Unified Development Ordinance as adopted by Lancaster County divides the county into zoning districts according to use. The ordinance considers current and future development. Zoning districts are listed below. Click on them for a brief description.

Before beginning any new construction or placement of manufactured housing on a parcel, contact this office to secure a zoning permit. If you are going to have a septic tank, a zoning permit is required before DHEC will issue a septic tank permit. In order to get a zoning permit, you will need to bring your plat and deed to our office. We will make a copy for our records and return your original to you. If you do not own the property, bring a letter from the owner stating that you have his permission to place a structure on the property.

In order to find out what zoning district your property is in, please call our zoning staff at (803) 285-1969. It is helpful if you have your tax map number of the property. You may find it on your tax notice. If you do not have the tax map number, we are often able to look up the property using the owner name or address of the property.
